    1. Can’t I just go straight to planning without a pre-app?

    Technically, yes — but it’s one of the most common and expensive mistakes we see. Going straight to full planning means you’ll spend thousands on drawings and surveys before the council has even said your site is acceptable in principle. If the officer refuses or asks for changes, all that money is wasted.

    2. Why not just let my architect or planner handle this?
